This private gated estate, with heated pool and spectacular scenery, is a peaceful retreat near Kailua with 2 large, luxurious suites and a separate cottage studio. Draw inspiration from over an acre of gardens with tropical flowers, native trees, walking paths, private alcoves, and delightful sitting areas to view the lush scenery......or just sun yourself by the pool!

Each suite has its own private bathroom with shower and tub, two comfortable double beds, air-conditioning and spectacular mountain views. There is a shared dining/kitchenette area between the suites where you will find a welcome basket on arrival with assorted muffins, breads, coffee and tea, fruit and snacks. The whole property is strictly NON-SMOKING.

Other features include fine linens, fluffy towels, charming Hawaiian-style decor, a MAC computer and ample parking. The suites are ideal for two couples traveling together or may be rented separately.

Rates
$300/night year round.
Rates are based on 2 guests per suite. $25/night per addtional guest.
4 night minimum stay.
Rates are subject to 13.962% transient tax.

Payment
Reservation deposit of 50% of the total is required upon booking.
The remaining balance is due 60 days before arrival.
Visa, MC, or money orders accepted, personal checks if more
than 30 days prior to arrival.
Reservations are confirmed on a first paid basis.

Cancellation Policy
If you cancel your reservation more than 60 days prior to your arrival date, the reservation deposit will be refunded, minus a cancellation fee amounting to 10% of the total booking ($50 minimum).
If you cancel your reservation 60 days prior to your arrival date or within 60 days of your arrival date, payments will only be refunded for nights re-booked, minus a $50 cancellation fee.
If you cancel your reservation during your stay you will only be refunded for those nights re-rented, minus a $50 cancellation fee.

Damage Deposit
There is a $200 refundable damage deposit per suite payable as a credit card hold on arrival, to be released after departure if there is no damage or loss.

Other Charges
There is a non-refundable cleaning fee of $125 for both suites, also payable by credit card or money order 60 days before arrival. Personal check accepted if more than 30 days prior to arrival.
